Brassington Avenue

This £54m regeneration scheme located in the town centre of Sutton Coldfield on a brownfield site is destined to create a unique retirement setting, which includes 240 high-quality C2 assisted senior living units, both self-contained and fully integrated with the local community.

The scheme provides accommodation in five towers linked by a private garden. Additional features include communal facilities and an enhanced public amenity space by way of transformation improvements to the public realm avenue.

Built for purpose

With initial uncertainty surrounding the plan due to the building’s proposed height, a Town and Visual Impact Assessment (TVIA) was commissioned to demonstrate the schemes’ quality in order to obtain a green light from the community and key stakeholders. The main issue faced was integrating the towers into the existing landscape, but this was overcame with plans to create a garden level that covers onsite car parking, reducing the visual impact of the development. 

Regenerating on a brownfield site

There were a number of site constraints surrounding the development including topography, as well as being located on a brownfield site, in-between a concrete clad shopping centre and a railway line. This meant that the development resulted in a high level of abnormal costs. Gleeds worked closely with the design team to value engineer the scheme to an affordable level, whilst maintaining the quality issued in the strict design brief from Pegasus Life.

The proposed team is locally based and is fully involved in this process. They are currently working with Pegasus Life’s team and are able to provide insight and strategy into the structure of the implementation of the plot development agreements.
